TDSBot Pulse · property sub-metering

Per-Unit Water Sub-Metering for Property Managers

TDSBot Pulse installs inline on every unit's supply line and measures flow every minute — continuous consumption data for fair cost allocation, and a timestamped record when something runs that shouldn't.

Used for internal cost allocation. Certification requirements for legal utility billing vary by jurisdiction — see FAQ.

For Property Managers
You're splitting the water bill equally across 80 apartments. Twelve of them are paying for the rest.

Averaging water costs across a building is guesswork that favours heavy users and penalises light ones. TDSBot Pulse installs on every unit's supply line and sends continuous consumption data to a building dashboard. Charge each tenant fairly for what they actually use.

Unit
Per-unit consumption — every minute, every day
Fair
Cost allocated to what each tenant uses — not an average
For Building Engineers
Night-flow at 3am in a void unit is a leak. The data has a timestamp.

A running tap left on, a faulty valve, a pipe failure — all show the same signature: continuous flow overnight in a unit that should be still. TDSBot Pulse checks every unit's flow hourly and flags continuous flow that shouldn't be there — so you know before the morning walk-round, not after.

For Tenants
Pay for the water you actually use. Not someone else's.

When water is averaged across a building, careful users subsidise heavy ones. TDSBot Pulse gives your landlord per-unit consumption data — so your water charge reflects your household, not your neighbours'. Your monthly statement shows exactly how much water you used, day by day.

How it works

One device per unit.
One dashboard for the building.

TDSBot Pulse measures flow rate and cumulative volume only — no TDS, conductivity or temperature probes. Every reading is timestamped from the commissioning date, yours to export at any time.

Install on the unit supply line

TDSBot Pulse installs inline on each apartment's water supply, after the building mains and before the unit stop tap. 1/4″ for standard residential. 1/2″+ for higher-flow commercial applications. No cutting, no downtime — fits any standard plumbing configuration.

Continuous flow monitoring

Measures flow every minute. Daily upload included. Hourly upload available for buildings wanting faster flow anomaly alerts. Every reading is timestamped and stored — a continuous record from commissioning date, yours to export at any time.

Building dashboard and billing export

All units in one view — sorted by consumption, flagged anomalies highlighted. Monthly CSV export per unit, formatted for billing. Tenant-facing monthly statement showing daily consumption breakdown and cost allocation.

Set your own quiet window. Get alerted when it's broken.

TDSBot Pulse already publishes flow-active minutes, flow rate and volume for every unit, every hour. This upcoming feature turns that data into a rule the building engineer defines — not a fixed, one-size-fits-all threshold.

Define the no-activity windowSet a start and end time per building — for example, 11pm to 6am.
Evaluated over two consecutive hoursOne hour of flow could just be a late shower. Two consecutive hourly intervals is the minimum window that starts to look like something left running, not someone still awake.
All three conditions, togetherAcross those two hours: flow-active minutes above a set threshold (e.g. more than 100 of the 120), flow rate above a set minimum, and cumulative volume above a set minimum. All three configurable — an alert only fires when every condition is met, not just one.

The flow-rate minimum can be set as low as the flow meter's pulse-detection floor — low enough to flag a continuously running toilet, or set higher to only flag larger leaks. Email alerts at launch, with WhatsApp planned. Requires the hourly upload interval — available on the Protect plan and above.

Example rule
No-activity window
11:00 PM – 6:00 AM
Evaluation
2 consecutive hourly intervals
Conditions (all required)
Flow-active > 100 of 120 min · Flow rate > set minimum · Volume > set minimum
Result
Unit meets all three conditions across 2:00–4:00 AM → email alert fires on the 4:00 AM check.

On the roadmap beyond this: pattern-based anomaly detection — learning each unit's normal per-hour usage over time and flagging activity outside that pattern, even outside a defined window. A larger build, not yet scheduled — and useful for standard TDSBot deployments too, not just Pulse.

Building water profile

Your city's water chemistry.
Applied to your building.

Commercial TDSBot Pulse deployments include an AI-estimated building water quality profile — derived from your city’s municipal water data. TDSBot Pulse has no conductivity or temperature probes, so this is not a site measurement. It is an estimate from published utility data, clearly attributed.

Estimated from Dubai Electricity and Water Authority (DEWA) 2024 Consumer Confidence Report · updated annually

LSI (Langelier Saturation Index)Mildly scale-forming
+0.72

Dubai municipal water has moderate to high mineral content. Scale accumulation on internal pipe surfaces and hot water systems is expected over time. Recommend periodic descaling of hot water cylinders and consideration of a building-level softener or scale inhibitor on the mains.

Estimated from city TDS, alkalinity and pH data · not a site measurement · see FAQ
Larson-Skold IndexBelow corrosion threshold
0.41

Dubai municipal water is not aggressively corrosive to copper or steel pipework at typical building temperatures. No corrosion inhibition treatment indicated from city water chemistry alone.

Estimated from city chloride, sulphate and alkalinity data · not a site measurement
What this means for your building
Hot water cylinders — descale annually
Shower heads and tap aerators — quarterly clean
Copper pipework — no corrosion treatment indicated
Steel pipework — within normal operating range
Want measured water quality at specific points?

TDSBot Standard (with TDS, conductivity and temperature probes) can be installed on building mains or appliance supply lines for site-specific measurement. Building water profile estimates are updated when city data updates — typically annually.

Defaults below are conservative estimates — adjust to your building. All figures USD.

$10,480
Estimated annual saving — reduced consumption + leak damage avoided
$4,720
One-time hardware cost across every unit
$43,200

What property managers say

From the people managing
metered buildings

“We had one apartment consuming four times the building average for two months. We had no idea. The first month with TDSBot Pulse showed us the problem, and when we investigated — a continuously running toilet cistern. The tenant hadn't noticed. We now have that conversation with data, not suspicion.”

“We used to split the water bill eight ways equally. Now every tenant gets a statement showing exactly what they consumed. Two tenants asked for the data immediately — they wanted to see their own usage. The complaints about the water charge have stopped entirely.”

Frequently asked

Questions about
TDSBot Pulse.

No. TDSBot Pulse measures flow rate and cumulative water volume only — it has no TDS, conductivity or temperature probes. For sites requiring both flow metering and water quality monitoring, TDSBot Pulse and TDSBot Standard can be installed on the same supply line. Building water quality profiles (LSI, Larson-Skold) shown in the commercial dashboard are estimated from city municipal water data — city-average estimates, not site measurements.

TDSBot Pulse provides continuous, timestamped volumetric flow data that building operators use to allocate water costs fairly across units. Whether these readings satisfy billing instrument certification requirements in your jurisdiction depends on local utility metering regulations. In many countries, meters used for utility billing must be certified (MID in Europe, NTEP in the US). TDSBot Pulse is not currently certified as a legal billing instrument — it is used for internal cost allocation and billing fairness. Confirm your local requirements before deploying for billing purposes.

The building water profile is an AI-estimated LSI and Larson-Skold index based on your city's published municipal water chemistry data — typically from annual Consumer Confidence Reports or equivalent utility publications. It is a city-average estimate, not a site-specific measurement. It does not account for building-level treatment, blending, or local pipe chemistry. It is always labelled as an estimate with the source document cited. Where city data is unavailable, the profile is not shown. For site-specific measurement, TDSBot Standard with conductivity and temperature probes is required.

1/4″ models are available online at $59 (standard) and $69 (display). These suit most residential unit supply lines and home applications. 3/8″, 1/2″, 3/4″ and 1″ models are available for commercial sub-metering deployments — contact us for configuration and pricing. Volume pricing applies for 50+ unit deployments. 1/2″ is typical for apartment unit supply lines; 3/4″ and 1″ for building mains, irrigation and commercial applications.
